Advice for Landlords
An experienced Richmonds Director will visit your property and conduct a professional rental assessment taking into consideration the size, location, condition and demand for that type of home.
You will have certain choices to make when letting your property and will be asked if you would be prepared to accept sharers or smokers and whether you wish to let your property furnished or unfurnished. There are new recommended regulations from the Government with regards to pets which we are happy to discuss. We will advise you on all these matters and answer any other questions that you may have. Your responsibilities as a “Landlord” will also be explained to you.
Decoration
The successful rental of your property can depend on condition and appearance as well as location. A clean and welcoming appearance both internally and externally is likely to make your property more desirable to your potential clients. Our team will offer you sound advice based on long term experience and discuss any work that needs to be carried out. Remember, a property in good order is not only likely to be let more quickly but will almost certainly achieve a higher rental value. Unfurnished Properties
Although not mandatory, most tenants of unfurnished premises will expect the property to include carpets, curtains and basic kitchen appliances such as a cooker.
Appliances
If you are providing appliances such as a washing machine, dishwasher, tumble dryer etc, they must be thoroughly cleaned and in good working order. It is a Landlord’s responsibility to maintain and repair appliances so they should be well maintained. A property with a washing machine or dishwasher etc already installed can be more desirable to potential tenants but appliances can be unpredictable, so it is important to ensure that they are in good working order. Always keep full operating instructions and other relevant information at the property in case your tenant needs them. It benefits to set up service contracts for appliances (and it is essential for central heating systems).
Gardens
If your property has a garden, you should leave a lawnmower and tools as necessary. Tenants are responsible for keeping your garden tidy but they shouldn’t be expected to be keen gardeners. If you have a large or special garden it may be worthwhile employing a professional gardener to make periodic visits.
